Where screens make sense, we integrate MagnaTrack retractable screens during design — so housings, columns and openings are planned together, not retrofitted.

Fixed Screen Enclosures
Fixed screen enclosures are a different approach from MagnaTrack retractable screens. Instead of screens that disappear into the structure, the openings are permanently framed and screened — creating a protected room you can furnish and use without insects, with the framing, ceiling and floor finished as part of the build.

Cost depends on size, roof design, materials, foundation work and features such as screens or a kitchen. TWT provides a project-specific estimate after evaluating the property rather than quoting a generic price.
Requirements depend on your address, structure and scope. City, county and HOA rules can differ. For qualifying design-build projects, TWT identifies the required reviews and coordinates permitting and engineering.
A patio cover generally has a solid roof for shade and rain protection. A traditional pergola has an open or slatted roof that provides partial shade. Choose based on how much weather protection you want.
Often, yes. Rooflines, attachment points, drainage and structural conditions determine what is practical. We design new covers and extensions to work with the existing home.
Possibly. We first evaluate the slab and the loads of the proposed structure. Additional footings, reinforcement or replacement concrete may be needed.

They installed a concrete patio and roofing for it, readying the patio for a hot tub, which included electric, lights, and an indoor/outdoor fan, which we had purchased. Their reviews were fantastic and Gemini said their price was fair. How am I gonna beat that? We didn't feel rushed, but the work was done darn fast. No criticisms. Final walk through with Waco (yeah his name really is Waco) revealed one needed update that he honestly pointed out himself rather than try to cover up. And the owner Keith is the epitome of good communication. Highest rating for these guys!
